We commonly recommend 12-gauge for clients located in high-humidity areas such as East Texas, especially around Houston and the surrounding regions. The thicker steel not only provides additional strength against high winds, but it also comes with a 20-year rust warranty compared to the 10-year warranty offered with 14-gauge framing. 

A 12-gauge upgrade is also highly recommended when the frame will remain exposed, such as on lean-tos, gable extensions, or carports, where moisture exposure increases the risk of rust over time. Many clients also choose 12-gauge simply for the added peace of mind that comes with having the thickest framing option we offer.
