Do y'all build barndos?

We build barndominium shells ONLY with foundations and insulation. We don’t handle interior finishes. All our shells and foundations are fully engineered for safety and durability. This way, you can enjoy peace of mind knowing your family’s project is built to last.

We’re happy to work with your team to make sure the shell is ready for a smooth interior finish.

Do you sell materials or kits only?

No, we do NOT offer materials or building kits on their own.
We focus mainly on full-service, turnkey Texas metal building projects.

Do you offer commercial metal buildings?

Yes, we build commercial building shells ONLY with foundations.

Commercial properties often have extensive permit requirements like utilities, landscaping, parking, and MEP systems, which can add to your project scope. While we don’t handle those directly, we work with trusted Texas-licensed architects who can help guide you through the process.

Do you make exceptions for buildings outside of your service area.

If you are within 30 minutes to an hour of the service area, we can make exceptions. It’s all based on the project scope and location. Please note that all requests are subject to review and approval.

Do you ship outside of texas?

What are the common metal building sizes?

Our metal buildings can be customized to any size following your building needs but here are the sizes that have consistently been very common requests and builds we work with.

– 24 Wide x 30 Length, typically two vehicle garage with a moderate workshop space

– 30 Wide x 40 Length, our most popular building size and  typically two vehicle garage with a bigger man cave space

– 40 Wide x 60 Length, typically for large equipment or large man cave or barndominium space

– 50 Wide x 80 Length, typically for Residential or Commercial space

Can I live in a metal building?

Yes! Nowadays, many people choose to live in metal buildings, commonly referred to as barndominiums. Metal buildings are fully customizable and you can finish it just like a traditional home.

Here at WolfSteel, both our tubular and red iron metal buildings can be built to meet your needs. We require buildings for residential use to be engineered. 

There is limited space on how many residential projects we take on. Reach out!

Pricing and Financing

How much does a metal building cost?

We do not price our buildings out of standard way which is $/sqft because additional services and custom accessories are added into our cost. The cost of a metal building can vary depending on the following factors:

  • Size and layout
  • Location and land condition
  • Specific building needs and features

What’s included in your price?

Our price includes architectural drawings, site plan, building materials (building, doors, windows, overhead doors, insulation, etc.), plus delivery, installation, and warranties. Most importantly, it includes a hassle-free WolfSteel experience from start to finish.

Do y'all do financing?

Yes, we partner with three vetted financial institutions to provide financing options tailored to your needs: HFS, Upgrade, and Frost Bank.

Can I use my own financing?

Absolutely. If you’d rather secure financing through your own bank or lender, that works just fine too!

Why is pricing only valid for 5 Days after posting?

We get this one often!
As a direct manufacture we have control of everything, even our pricing! That means you’re getting the best deal straight from the source.

The pricing you see helps you get insight for that building. However, your area could have different factors like; price to source your concrete, different wind requirements, permitting,  reinforcements, etc! All this can affect your pricing.

Your price could be higher BUT it can also be lower!

What types of loans are available through your financing?

We offer both secured and unsecured home improvement loan options, depending on what our financing partners qualify you for.

Since these loans are not mortgages on a primary residence, they are categorized as home improvement or personal loans, which typically carry higher interest rates.

The approval process usually involves reviewing factors such as your debt to income ratio, outstanding balances, and overall credit profile.

If I get financing, does the money go straight to my bank account?

For some of our financing partners, like HFS and Frost Bank, funds are deposited directly into your account. With Upgrade, funds are first released to us, and then we issue them to you. Either way, the process is designed to keep your project moving smoothly.

Can I use the financing funds for items not offered through WolfSteel, such as electrical or plumbing?

Yes, you can as long as you still follow our payment structures & make your payments for your project with us.

If I’m approved through Upgrade for an amount that’s higher than the total cost of the project with you, can the remaining funds be used to pay third-party services like electrical or plumbing?

Yes, you have the option to “maxime” your loan amount or choose to use only the portion you need for your project.

How does your payment structure work?

Our clients love that our payment structure is pay-as-you-go. We require a 25–30% down payment (depending on your project type), and then collect at the start and completion of each stage: concrete, building, spray foam, gutters, electrical, coatings, and more. This way, in an 8 to 20 week project, you’re only paying as items get completed.

For transparency, our contract agreement breaks down each step so you always know what to expect.

Why is your price higher than other quotes I’ve received for the same building?

Our prices are COMPETITVE. What makes us different is that we provide an overall turnkey price. Clients who piece together different contractors for engineering, materials, and installation often end up paying more in the long run. It’s almost impossible to have an apples-to-apples comparison because our product and process are unique in the marketplace.

With WolfSteel, you’re getting a COMPLETE SOLUTION, not just a building.

What does site prep usually cost?

Site prep typically ranges from $3,000–$10,000+, depending on soil conditions, elevation, and site access. Every property is different, so the exact cost comes down to the scope of work needed.

Permits and Compliance

Do I need a permit for my metal building?

It depends on your location. It’s best to check if permits are required in your area before constructing your metal building.

Do you require the building to be engineered?

Not all of the buildings are required to be engineered. This will depend on your building use and permitting requirements in your location.

If you are building a residential space like a barndominium, commercial or public use structure, we require it to be engineered. This is because these building types follow stricter building codes for safety and long-term performance.

Can metal buildings withstand Texas winds?

Yes, our metal buildings are designed to meet the wind loads  specific to your area. 

Our tubular metal buildings are wind certified up to 120mph and can be customized to meet your wind load requirement.

If you’re located in a high-wind area such as near the Texas coast line or tornado alley here in Texas, we offer a severe wind package with additional structural reinforcements for added protection and code compliance.

What is a severe wind package?

A severe wind package is an upgraded line item included in your quote if your building site is in an area prone to high winds, such as near the Texas coastline.

This upgrade ensures your metal building meets local wind load requirements, typically in areas where wind speeds range from 135 mph to 165 mph. It is automatically added to both red iron and tubular building quotes for code compliance and safety.

The severe wind package adds additional framing and screws to your building for protection against the wind lateral pressures.

What is a variance and when is it needed?

A variance is a formal request to your city’s zoning board for permission to deviate from certain zoning rules on your property.

For example, if your building is too close to a property line or exceeds the allowed height, a variance may be required. This is only needed if your project can’t meet the city’s zoning restrictions before we move forward with the building permit application.

Do I have to be onsite during soil testing?

No, you don’t need to be present. Our team handles the entire process and collects all required samples.

If you’d like to observe or ask questions, you’re welcome to be there. Either way, you’ll receive the full soil report once testing is complete.

Who is responsible for pulling the permit?

The property owner is ultimately responsible for securing the permit. However, you can delegate this task to a licensed general contractor like WolfSteel Buildings.

We offer permit assistance services to manage the process on your behalf, making it more convenient and minimize unnecessary delays or hassle.

If I don’t purchase WolfSteel concrete, can WolfSteel still pull my permit?

No, we can only pull the permit if you proceed with WolfSteel concrete.

Permits are directly tied to the exact location, elevation, and placement of the foundation, which falls under the concrete scope of work. When a third-party concrete contractor is involved, it adds coordination challenges and potential liability risks.

To protect the integrity of the project and ensure everything meets local requirements, we only manage permits when we have the full control of the scope.

How long does it take to get a permit?

Permit approval times vary based on your location, project complexity, and the city’s current workload.

If plan revisions are required, that can also extend the process.

Right now, with the high volume of construction and migration into Texas, many jurisdictions are experiencing longer timelines. While this is outside of WolfSteel’s control, we stay proactive and keep you updated every step of the way.

What is a wind load?

A wind load is the amount of wind pressure your building must be engineered to withstand, based on local code requirements.

Every area has different standards, and you can check the wind load for your location using this tool: ATC Wind Load Map

Is there a height restriction to my building?

Generally, there are no height restrictions unless specified by your city.

In many cases, cities require that an accessory building not exceed the height of the primary dwelling on the property.

What documents are typically needed for a permit application?

Requirements vary by jurisdiction. Typically, most cities and counties require a site plan, structural drawings, a certificate of insurance, and in some cases, a topographical or contour map.

If a topo map is not available, we’ll help determine suitable alternatives based on the city or county requirements.

What happens if the permit office requests revisions?

If revisions are required, WolfSteel will update the paperwork and resubmit it on your behalf. We’ll keep you informed throughout the process to ensure everything stays on track.

Keep in mind, revisions can extend the overall approval timeline.

Who pays the permit fees?

Permit fees are set by the city or county and are typically the responsibility of the property owner.

For convenience, WolfSteel can pay the fees on your behalf and add them to your project invoice. We always present the fees upfront before moving forward.

Can my project start before the permit is approved?

No. Construction cannot legally begin until the required permits are approved and issued. Starting work without a permit may result in fines or project delays.

What happens after the permit is approved?

Once your permit is approved, you’ll receive a copy for your records. Your project then moves into our Planning Department, where we create detailed architectural plans, set timelines, review construction requirements, and coordinate all teams.

In short, we build your project on paper first, then execute it on-site for a smooth process.

Does every project require a building permit?

Not always because it ultimately depends on your property’s jurisdiction.

WolfSteel will verify the requirements directly with your local city or county to confirm whether a building permit is necessary for your specific project.

How long are permits valid once approved?

Permit validity varies by jurisdiction (typically 6 to 12 months). Extensions can usually be requested if the project is delayed.

Will Wolfsteel provide me with a copy of the permit?

Yes. You will receive a copy of the approved permit and all plans for your records. It will also be posted on the job site as required.

What types of permits might be required besides a building permit?

Depending on your project, additional permits may be required, such as electrical, plumbing, HVAC, grading, or stormwater permits.

Wolfsteel will review your project and coordinate with the jurisdiction to identify and obtain any necessary permits.

Can I apply for the permit myself instead of through Wolfsteel?

Yes, as the property owner you can apply directly with your city or county. However, the process can be time-consuming and confusing, even though in some cases it may move faster if you have local connections.

WolfSteel offers permit assistance to make sure everything is handled correctly and efficiently, saving you time and stress.

Does soil testing always need to be done before permitting?

Not all the time because it depends on the type of project and local jurisdiction.

For residential living spaces or commercial construction, soil testing is typically required.

For accessory or utility buildings, it may not be.

Some cities mandate geotechnical reports before issuing a permit, while others do not, and WolfSteel will confirm what applies to your project.

What if my property is in a flood zone or special district?

Additional approvals or permits may be required if your property falls under special zoning, flood zones, or environmental districts. Wolfsteel will research and confirm all applicable requirements for your location.

Can permit applications be submitted online?

Many jurisdictions now allow online applications, but some still require in-person submissions. WolfSteel will handle this process based on your jurisdiction’s requirements if you avail of our permit assistance service.

Why do permitting requirements vary from city to city?

Permitting rules are set at the local level, so each city or county has its own codes and processes. WolfSteel ensures compliance with the specific requirements of your jurisdiction.

What if permit requirements increase from the original plan, will there be extra charges or costs?

In about 2 out of 10 cases, permit offices may add requirements such as landscaping, erosion control, or floor elevation changes (like in flood zones). When this happens, it requires a change order revision to cover the added work.

In most cases, we are aware of potential requirements in advance and will communicate them early. Our goal is always to minimize surprises and keep your project on track.

Yes, all of our buildings come with warranties which cover not only the building itself but also the concrete, custom accessories and spray foam insulation.

I’m interested in getting a metal building. What should I consider when buying a metal building?

Buying a metal building is a big investment so it’s important to plan and consider the following factors before getting started:

Process and Timeline

How long does it take to install a metal building?

Here at WolfSteel Buildings, we take care of the materials, delivery, and installation of your building as we want it to be a seamless process for you.

There are two timelines that you’ll see on contract. The project timeline and the installation timeline.

Project timeline covers the overall time starting from permit, site preparation, ordering of materials, pouring of concrete to construction until completion of the project. 

Installation timeline covers the time allotted in constructing the building itself.

Keep in mind that timelines can vary depending on the size of your building, site conditions, and the complexity of your project.

Do you install 2-3 buildings at a time around my area or just one?

In the industry, it’s common for companies to bundle 2–4 projects per trailer, which can leave clients waiting weeks or even months for installation.

WolfSteel Building takes a different approach. We focus on a smaller service radius and typically schedule one project at a time. This keeps our installers close to home and fully focused on your building. When installers are happy, the quality of your project is higher.

Concrete

What’s the process like for the concrete pour, and what can I expect?

First, our team completes the site preparation and sets up the forms. Next, plumbers and electricians install their rough-ins, followed by 1–2 days for rebar and vapor barrier installation. Once everything is ready and inspected, we pour the concrete to bring your foundation to life. Throughout the process, we keep you updated at every step so you always know what’s happening.

What are rough ins in concrete?

Rough-ins are any plumbing or electrical components that need to be installed within the concrete slab before it’s poured. This includes pipes, drains, and conduit lines that will connect to fixtures or systems later in the building process.

When do I coordinate my plumbing or electrical rough ins?

You may coordinate your plumbing or electrical rough-ins when all of the rebars have been set.

Is it better to run my electrical through the slab or as an exterior installation?

If you plan to install outlets or equipment inside the perimeter of your metal building and want to avoid conduits dropping from the ceiling or running across the floor, we recommend running the electrical rough-ins through the slab. This approach keeps everything clean and concealed.

For the main electrical panel (breaker box), the choice comes down to personal preference. About half of our clients bring power in from the outside, while the other half rough it in through the slab at the panel’s location. Both options work well, and we’ll coordinate around whichever setup you choose.

How long should I water my slab?

Water your concrete daily after it’s poured until it’s fully cured.

  • 7 days for tubular buildings
  • 10 days for red iron

Proper curing helps prevent cracking and strengthens the slab.

Ask your concrete scheduling team for our full watering instructions and best practices.

What can we do if I can’t water my slab?

If watering isn’t possible, we can add a transparent curing compound to the concrete for an additional cost. This helps slow moisture loss and keeps the slab from drying too quickly, reducing the risk of cracks.

While it’s not a full replacement for watering, it’s a great alternative when watering isn’t feasible.

Do I always need to water my slab?

We highly recommend watering your slab whenever temperatures are above 75°F because warm weather can cause the concrete to dry too quickly.

Proper watering helps prevent cracking and ensures a stronger foundation.

If I decide to purchase a concrete coating, when would it be applied?

Concrete coatings are applied at the very end of the project. This timing prevents any damage during building installation and allows the slab to fully cure, ensuring the best finish, adhesion, and long-term durability.

What is regrading?

Regrading smooths out tire tracks and ruts left after construction. If you choose landscaping with WolfSteel, we can include regrading as part of a combined package for a great deal.

Site Visit

What is the purpose of the site visit?

During the site visit, we evaluate your land to prepare for the concrete foundation. We check accessibility, elevations, drainage, and any specific site requirements. Our goal is to identify any modifications needed before construction begins so there are no surprises later.

Do I need to be present during the site visit?

We highly recommend it. Being present ensures you fully understand the site evaluation, and it’s the perfect opportunity to ask our foreman any questions about your foundation. It also helps avoid miscommunication before work begins.

What will you check during the site visit?

During the visit, we will:

  • Check the elevation where the building is planned
  • Recommend the best positioning of the building (if needed)
  • Measure new approaches or driveways
  • Analyze entrances for equipment and material deliveries

Will you discuss building specifications during the visit?

Our concrete foremen will lead this visit so they won’t be able to address most building-related questions.

If you’d like to meet on-site with one of our metal building experts, we can coordinate a separate visit to make sure all your questions are fully covered.

How much notice do I get before a site visit?

We normally confirm at least 24 hours in advance, unless a shorter timeframe has been agreed with you.

How soon the site visit is scheduled?

Typically, our site visits take between 3 to 10 days to schedule.

What if I can’t make the proposed day & time?

No problem, just share your availability, and we’ll adjust the schedule accordingly. You’re also welcome to mark the location with stakes to show exactly where you’d like the building to be placed.

For certain projects, we may require the owner to be present but don’t worry we’ll let you know in advance if that applies to you.

Who will be present at the site visit?

Our concrete foreman will attend and review all the details needed to complete your foundation work.

If you’d like a metal building expert to be present as well, we can coordinate that separately.

How long does a site visit usually take?

Most site visits last about 20 to 45 minutes, depending on the property and scope of work. This allows enough time to review site conditions and answer your foundation-related questions.

How do I confirm details like setbacks, measurements, or door placements?

Before we schedule your site visit, our in-house permitting team verifies any requirements directly with your local jurisdiction. At the same time, we also create a custom concrete floor plan with door placements based on your design.

We complete this process while you’re waiting to be scheduled, and we review everything with you to ensure accuracy. You’ll receive the concrete plan in advance so you can confirm all the details before we arrive on site.

Will pricing be reviewed during the visit?

No, pricing is not discussed on-site. Final numbers depend on factors like local dirt, concrete, and machinery costs, which we confirm with suppliers after the visit.

Once we finalize those numbers, we’ll review the pricing with you in detail.

Do I need to prepare anything before the visit?

Yes, it definitely helps if the slab area is accessible and clear of any obstacles so our foreman can properly evaluate elevations, site access, and delivery paths.

If you’d like, you can also mark the proposed building area with stakes. They don’t have to be perfectly straight or square so long as it gives us a good visual reference during the visit.

What happens after the site visit?

After the site visit, our salesman will contact you within one week to review the details of your quote.

Insulation

Should I do my spray foam first or electrical first?

We can accommodate either option. It’s completely up to your preference. However, most clients choose to complete electrical work first, followed by spray foam insulation. This helps ensure wiring is accessible and neatly finished.

What spray foam thickness do you recommend?

It depends on your building’s use.

For a basic workshop or non-habitable space, we recommend at least 2 inches on the roof and 1 inch on the walls for effective insulation and moisture control.

If your building will be used as a residence or conditioned space, local building codes require minimum R-values typically around R-14 for walls and R-30 for the roof which may require additional spray foam thickness.

If I plan to add interior wall sheetrock, should I install the frame before or after spray foam?

It’s best to install the stud framing before applying spray foam. This allows the foam to be sprayed around the studs and framing, creating a tighter seal, improved insulation, and a cleaner finish once sheetrock is installed.

Do you offer fire-rated spray foam insulation?

We do not offer fire-rated spray foam itself. Instead, we apply a fire-rated intumescent coating (fire-rated paint) over the spray foam to meet building code fire safety requirements. This coating provides the necessary fire protection while maintaining the foam’s insulation performance.

Can I have some stuff inside my metal building when spray foam is installed?

Technically yes, but our WolfSteel answer is no.

Keeping the building empty protects your belongings and ensures a clean, efficient spray foam application which is how your project is originally quoted.

If items must remain inside, additional labor and masking costs will apply since our crew will need to work around them. For high-value or sensitive items, we require they be temporarily relocated for safety and to prevent overspray damage.

When can I enter my metal building after spray foam installation?

You can safely enter your building 24 hours after the spray foam installation is complete. Allowing the building to ventilate by keeping doors or windows open during that time helps clear out any remaining fumes and speeds up curing.

The building can be painted the same day, depending on its size, temperature, and the type of chemical used for the spray foam application.

The team confirmed that the spray foam they’re using is a quick-dry type, so painting can be done on the same day.

For more context closed-cell spray foam becomes “tack free” after 1-2 hours, meaning it’s no longer sticky or shapable. After this is when the spray foam is good to start painting, the closed-cell does take 1-2 full days to completely cure but that just means it’s going to give off chemical gasses during this cure time.

Accessories

Where should I place an outlet for my electric overhead door?

Overhead door openers are typically side-mounted to one side of the door opening. The outlet should be installed near the top corner on the same side as the opener usually at the top left or top right of the door, depending on which side the motor is mounted.

What if I don’t purchase openers for my garage overhead door, how will I open it?

You can manually lift the door using the handle located at the bottom, since all doors include a tension spring system to assist with lifting. However, larger doors (especially those over 12×12 or insulated models) can be heavy, so adding an automatic opener is recommended for smoother operation and to reduce strain when opening and closing the door.

What if I don’t purchase openers for my garage overhead door, how will I open it?

You can manually lift the door using the handle located at the bottom, since all doors include a tension spring system to assist with lifting. However, larger doors (especially those over 12×12 or insulated models) can be heavy, so adding an automatic opener is recommended for smoother operation and to reduce strain when opening and closing the door.

Why install the overhead door before applying spray foam insulation?

The overhead door should be installed before spray foam because the building needs to be fully enclosed to maintain proper temperature and control overspray. Installing the door first also helps prevent spray foam particles from escaping the building, which can land on nearby vehicles or property and be difficult to remove.

What’s the difference between a chain hoist and a door opener for overhead doors?

A chain hoist is a manual system that lets you open and close the door by hand using a pull chain.

A door opener, on the other hand, is motorized and operates by remote control or wall switch.

Can I choose any sizes or colors for windows and doors?

Yes, we can provide custom sizes and colors for both doors and windows. These fall under custom options, which typically take 5 to 7 business days to receive a quote.

Clients also have the option to supply their own doors or windows. If you choose to do so, please ensure they are on-site the day of installation so our team can install them, or you can handle installation yourself if preferred.

Are your overhead and roll-up doors wind-rated?

Our standard overhead and roll-up doors are not wind-rated. However, wind-rated options are available upon request to meet local building codes or high-wind zone requirements.

Keep in mind, non–wind-rated doors are still durable and reliable for typical weather conditions. Wind-rated doors are simply reinforced for extreme wind loads.

Does the same metal building installer team install my gutters and downspouts?

For red iron metal buildings, yes, the same installation team typically handles the gutters and downspouts since they’re made from the same metal material. For tubular metal buildings, no, a separate crew completes the gutter and downspout installation because they’re made from different materials and require a different installation process.

Flush panel doors don’t have the stamped design that adds rigidity to other door styles, which makes them more prone to “oil canning” (visible ripples or waves in the metal). Choosing an R10-rated, 3-layer insulated door adds strength, rigidity, and temperature stability, helping to minimize oil canning especially important for darker colors like black, which absorb more heat.

Will the gutters for my tubular building match the colors of my panels?

Not exactly. Gutters for tubular buildings are made from a different material and paint system than the wall and roof panels, so the colors may not be an exact match. However, we always aim to choose the closest possible color for a clean, coordinated appearance
