Concrete Floor with Concrete Coating

Concrete foundation is one of the most expensive parts of any metal building project but may sometimes be overlooked for long-term protection.

Here at WolfSteel Buildings, we believe that your concrete should be as strong as your building. We know that a strong slab is only the beginning. The real win is keeping it protected over time. If you’re investing in a metal building, protecting your concrete early can save you from costly repairs, stains, and wear down the road.

In this blog, we’ll walk you through three proven ways to protect your concrete floor and help you choose the best option for your project.

Why Concrete Floor Coating Matters?

Concrete may look tough, but what most people don’t realize is that it behaves like a sponge. It absorbs oil, water, dirt, and chemicals over time. What starts as a clean, smooth slab can gradually become stained, worn, and difficult to maintain if left unprotected.

The good news is that these issues can be minimized and extend the life of your concrete with the right concrete coating.

At WolfSteel Buildings, we typically recommend these 3 proven solutions:

  • Grind & Seal (sealer coating)
  • Polished Concrete
  • Polyurea Coatings

While there are other options available in the market, these three methods have shown positive feedback from our clients.

A. Grind & Seal

  • It uses penetrating sealers that soak into the concrete rather than sitting on top.
  • This is commonly known as a sealer coating, but at WolfSteel, we call it grind and seal because of our process. We first grind the surface to open up the pores, allowing the sealer to properly adhere.
  • There are two types of penetrating sealers used for this method:
    • Acrylic-based sealers – Ideal for outdoor areas like lean-tos and porches; moisture-resistant and anti-slip.
    • Water-based sealers – Best for indoor spaces with controlled environments; provides a more natural finish.
PROS
CONS
Cost effective
Not permanent
Helps protect the concrete floor from water, salt, light staining, and everyday wear.
Requires re-application every 1-3 years depending on the on exposure your slab sees.
Ideal for spaces for general daily use.
  • Duration: All together, it can be around a 1 day process, depending on the size of your foundation, and the Texas weather.

B. Polished Concrete

  • If you want a long-lasting solution with improved aesthetics, polished concrete is a major step up.
  • Unlike grind and seal, this method transforms the surface of your slab through grinding and chemical densification, making the concrete denser, smoother, and refined look.
  • It uses resins to fill the slab’s pores, then a topcoat sealer like Dura Guard is applied giving it a glossy finish.
PROS
CONS
Long lasting (up to decades)
Higher upfront cost than grind & seal
Low maintenance due no peeling or flaking
Requires skilled installation for best results
Easy to clean
Can be slippery when wet if not treated
Use this if your concrete will double as flooring as it gives a sleek, polished finish.

C. Polyurea

  • Also known as polyaspartic and often described as “epoxy on steroids.”
  • It’s a thinner material, but it’s significantly tougher and most importantly more flexible.
  • This method also includes a decorative flake finish, giving your floor a high-end, customizable look.
PROS
CONS
It is UV stable which means it won’t turn yellow over time.
Premium pricing
Ideal for concrete floors that will be frequently exposed to sunlight.
Requires precise, professional installation due to rapid curing.
Highly resistant to cracking, stains, and temperature changes.
Fast curing (drive on it in 24 hours)
